The Trust announced its interim results on Friday 28 November. The dividend, was increased by 22% to 1.1p (0.9p in 2002). Following last month’s buy-back programme, we have reduced gearing to 26% and aim to reduce this further. November was a strong month for the market and the Trust. The UK real estate market rose 6.1% in sterling terms (4.3% in euro terms), performing in line with Continental European real estate. We reduced the Trust’s position in Freeport (UK) and participated in the Regus’ (UK) refinancing initiative. We increased our holding in the small French company, Fonciere des Regions, and will participate in the forthcoming rights issue. We sold out of Sophia (France) after it was subject to a bid by GE Capital, following an earlier bid by Fonciere Lyonnaise. Other significant sales included selling out of Vallehermoso (Spain), and reducing St Modwen (UK). The Trust also sold two property assets (offices) in London Docklands and Southampton.
