This article first appeared in Green Street News entitled: UK listed propcos battle to cut costs.
TR Property featured in an article for Green Street News, which delved into the poor performance of domestic REITS on cost compared with their US and European peers. The article focused on the renewed focus on cost ratio, highlighting how shareholder attention had shifted to earnings and away from net asset value.
TR Property fund manager, Marcus Phayre-Mudge stated that: “The next generation of chief executives appreciates that the market wants earnings growth, and those businesses that deliver it are being rewarded,”.
The article went on to discuss the need for scaling business to move the needle on cost ratios, highlighting Marcus and TR Property’s focus on more M&A activity in the sector. Marcus commented: “Companies need to improve earnings and one of the ways to do that is to ensure that there is consolidation of smaller companies. There are huge efficiencies to be had from consolidation.”.
Overall, it is clear that further M&A activity and a willingness to raise equity at opportune moments are both needed to create potential cost reductions.
