Property Week reported on TR Property’s annual results last month. According to analysis of 27 FTSE 100 and FTSE 250-listed property companies by the publication, UK property share prices rose year on year, in the first part of this year.
TR Property said its exposure to heightened merger and acquisition (M&A) activity boosted its performance, with four M&A deals involving investee companies during the year, and a fifth proposed since the end of its financial year.
TR Property fund manager Marcus Phayre-Mudge said: “The spike in takeover activity this past year shows acquirers are rushing in to take advantage where public markets have left quality assets languishing at significant discounts.”
Real estate equities could be “the solution for those seeking liquid exposure to the sector. Liquidity comes with market size, and the creation of fewer, larger companies should lead to more investor appetite. This consolidation is under way, but there is scope for much more.”
